The 40 Acres are in two separate 20 acres parcels.
They are in the area that has the brighter heavy Yellow border line around them.
I made a hand printed drawing showing the two parcels and the area at Cook Lake where they are.
Here are som new pictures I added when I saw the neighbors pictures that showed up on Zillow, probably from a past sale.
Picture 12: This is a arial view of the property from the access road in the middle of the picture that goes horizontally from left to right across the picture. My property is from the dirt access road south to the lake and includes some of the lake. You can see the property line from the difference in the color of the grass. The dry grass in on my property.
Picture 13: I would have to say, this is the neighbor's property taken from the access road pointing down to the lake. Mine would be on the left of the picture that you can't see. Might have been taken near the property line on the access road.
Picture 14: this picture shows the access road that goes from the bottom left corner at a 45 degree up to the top.
The property is from the dry grass on the left side of the road down to the bottom where the dirt road takes a left turn to go up the hill that you see on the bottom left of the picture.
Picture: 15: About a little over half way up the picture, you can see the access road in from the county road and goes out of site. Past that point, you can see the dry grass that would be on my property in the left top corner.
The person residence north of me has cows and uses water to grow grass on his property for feed for the cows.
The best thing to do is go to the Okanogan County GIS Map and that will give you the property lines on the two 20 acres parcels that is there.

The south parcel has a small portion of the lake on it.
No livable buildings on the property except a small house someone was building and got partially stripped out when they took the cooper electrical wires and some of the house items. nothing is there now.
Lots of area to build a house on the both of the 20 acres parcel if you want to sell one to someone.
If you need to have a place to put a RV, this would be fine to live in.
How rent is going up at RV Trailer spots, why not buy a piece of property and put your trailer on it.
In 2020, I was informed RV Space is $749.00 per month with water and sewer. This is what I was told the current market value that is place on them in 2020.
We can do the money and title transfer at the title company so we both will know that it will go through.
I do have an attorney that can also take care of the Title Transfer transaction.
Reason for selling: Retiring and moving on with my life, I hope.
