Damage and things to plan on replacing immediately: Exterior RV style power pedestal near the deck, 7 low interior outlets that got water in them, remove tiny house LVP, likely remove and replace OSB under the LVP and rockwool in tiny house floor, drywall cut on lower portion around perimeter of tiny house interior, pressure wash decks and siding, exterior clean up and landscaping due to miscellaneous debris that came from river flooding, rockwool insulation under the yurt, possible tiny house baseboards, etc. Very minimal material cost in this project, perhaps $5k or less. Delegating to a contractor for everything and it should be $20k/$30k max for the work. No structural damage known or evident, just water damage. The yurt drains and dries out easily and naturally so there’s not much to do there other than thorough cleaning.
I put $115k into the structures in 2021 and since (that was low because of my contractor contacts), so this is an opportunity for a new owner to be all-in for less than that, for substantially less work, and that doesn’t even account for the massive time and energy to locate a suitable location and that it’s already set up, and the massive value that an affordable perpetual lease adds.
